| The hotel was constructed in 1985 and was designed to serve a surging tourism population. In 2004, two hurricanes struck the property causing extreme damage throughout the facility. Our office was contracted to perform a complete existing conditions investigation of the building structure and engineering systems. Based on our findings, suggested corrective measures, and ability to complete the total rehabilitation of the facility in ten weeks, we were selected to perform architectural, ADA assessment, engineering, interior design, purchasing coordination, and construction administration services to bring the once proud structure back to life. The challenge of restoring this hotel was to conceive a design representational of its location and clientele it serves, within a limited budget, while maintaining brand standards. The construction budget for the project, including FFE, was $17 million or approximately $81,000 per key.
The building is a full service, 120,000 square foot, mid-scale destination hotel with 208 rooms in two nine-story towers connected by a two-story central core. The central core contains the reception area, restaurant, kitchen, meeting rooms, fitness center, and full back of house facilities. The hotel’s revival began with a nautical inspired theme for the two-story central core. The original color scheme of teals and pinks was replaced with a palette of cool blues and crisp whites. The floor was designed to resemble a ship’s deck placed along side an ocean of possibilities. The curvature and interplay of the deck and simulated water tile lead the guest through the lobby towards the outside. Throughout the expansive core, large sails were constructed to provide privacy for diners or intimate gatherings, and add a touch of whimsy and movement as air blows across the spaces mimicking the ocean breeze. The nautical theme is further developed with the use of accessories such as a ship’s wheel, boats, pelicans, and strategically placed lighting.
The nautical theme is carried into the 400 square foot rooms which were divided into three distinct areas: the living room, bathing area, and bedroom. The rooms were vibrantly designed and focus attention towards the striking views. Interior finishes and materials were chosen to harmoniously play off the nautical theme and maintain the client’s expectations for durability and quality. Naturally stained woods and shades of blue and green fabrics fill the dandelion colored rooms. Luxurious accessories and bedding further enhancing the guest experience. Exterior balconies allow the guest to sit outside and enjoy the sunrise, gaze down at the beach, or just enjoy the peaceful sounds of the ocean.
The exterior of the building received new doors and windows, landscaping, lighting, and finishes to make the facility stand proud amongst a shoreline of competitors. The pool area was designed to accommodate the traditional guest as well as transform into a reception area for a large wedding party. Custom designed tikis, seating arrangements, decorative finishes, and an expansive deck were added to complete the guest experience.
From conception to occupancy the project was completed in 14 months.
